Prior to completing the application, please carefully review the following criteria to determine your eligibility. We base our approvals on a combination of the below items.

One application is required per adult, $45 application fee. **Please note, there is a separate $5 processing fee**

Applications are good for 90 days, this included approvals and denials. If more than 30 days have passed since approval our office will require that you provide additional proof of income. This can include but is not limited to: most recent pay stubs, and/or signing an employment verification form.

Age: Each adult that will be living in the home will need to fill out an application, regardless of income contribution.

Photo ID: Each adult will need to upload a valid photo ID to their application. Please ensure you apply under your legal name – it must match your ID.

Rental History:  As part of the approval process we require a rental reference from your most recent landlord and any/or any  past landlords. This reference is completed prior to the approval of an application.

We check eviction records daily to ensure there are no pending evictions. If you are currently going thru an eviction or have been evicted in the last 5 years your application will be denied. Any balance owed to a current/past landlord must be paid in full/settled  before moving forward with your application, no matter how old.  We will still require a landlord reference to be sent and completed to the landlord who filed for eviction. An additional deposit if approved, will be required.

Credit: All applicants must consent to a check of their credit history.

Sex Offender Registry:  If you are a registered sex offender, your application will be denied.

Criminal Background:  If you have been convicted of a felony, regardless of type,  in the past 7 years it will result in denial. If you have ever been convicted of a felony for a violent sexual crime, weapons charge or manufacturing of methamphetamine then your application will be denied, regardless of the age of the felony.

Income Verification: Our income requirements stipulate that your gross monthly income must be equal to at least three (3) times the monthly rent. The sources of income that our office can process for verification are as follows:
– Check Stub
– Section 8 Voucher
– Child Support (must show proof of payment for 6 months)
– Food Stamps
– SSI/Disability
– Signed Offer Letter on Business Letterhead

The sources of income that our office cannot process for verification are as follows:
– Unemployment Benefits
– Cash Income/Under-the-table Payments
– Stipends
– Student Loans
– Bank Statements

PETSCREENING IS A PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS.

 A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a pet profile, a “no pet” profile, or request accommodation for an assistance animal. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you are unable to complete a profile online and need help please contact your housing provider. Applications will not be approved until a Pet Screening profile has been submitted by each applicant.

Resident Benefits Package: The HomeWorks Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, you agree to be enrolled and to pay the applicable cost of $40.95/month, payable with rent. This is a required monthly fee.

Your RBP may include, subject to property mechanicals or other limitations:

Please note, providing false information on your application will result in immediate denial. Please ensure the information you submit is accurate.

*Once your application(s) are approved we can accept $300 admin fee via money order, credit/debit card or cashier’s check. (no personal checks accepted) This will hold the property for a  maximum of 30 days.  We will refund the fee paid prior to move in if it is within 1 business day of when the initial fee was paid, otherwise the $300 is non refundable. All charges must be paid before keys are released.
